From 1st April 2018, all rented homes in England and Wales must have a minimum EPC rating of 'E' and lenders will require a valid EPC certificate when arranging finance.
There are still over 300,000 rental homes that would not currently pass the new rules and many landlords could find their properties unmortgageable and face a £4000 fine per property.
So if you you are looking for buy-to-let finance, it is important that you obtain the required certificate in advance. Jarlands can arrange this as part of the mortgage process.
Some tips to improve the energy rating on your property include:
Convert all light bulbs to low energy ones
Ensure loft insulation is at least 270mm deep.
Check that the cavity walls are insulated.
Install individual thermostatic radiator valves (TRVs)
Replace any old and inefficient boilers
