Services & Pricing 

 

Our Fully Managed Service includes:


  1. Valuation & Marketing Report Our team will assess the property, the market and advise on the likely rental income as well as making any preparatory changes to the property.
  2. Advertising & Marketing - Quality high class listing to showcase your asset, advertised on the best property portals, social media & our extensive active client waiting list. Jarlands will conduct all viewings 
  3. Referencing Jarlands will interview prospective tenants and taking up full references including credit reference and employer or previous landlord character reference. Where necessary, additional security would be requested by means of a guarantor.
  4. Documentation Jarlands prepare the tenancy agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts. Tenants will be sent relevant current documentation such as the How to Rent Guide. Compliance documents will be maintained as necessary prior to and during the tenancy such as Gas Safety Certificates, EPC's (energy performance certificates) and EICRs (Electrical Installation Condition Report), Landlord Insurances.
  5. Inventory Jarlands will complete a detailed inventory of the property prior to commencement of a tenancy. At the end of tenancy a property inspection will be completed and, if necessary, preparation and agreeing a schedule of costs (liaising with the Deposit Protection Service) relating to to any damage or unfair wear and tear prior to releasing the deposit. 
  6. Permission to Let - Liaising with a Landlord’s mortgagees where necessary regarding references and tenancy agreement. 
  7. Deposit Management Taking a deposit from the tenant, dealing with this deposit under the requirements of Tenancy Deposit Scheme until the end of the tenancy when the Property and contents have been checked for unfair wear and tear and handling any termination issues with the tenant and the Tenancy Deposit Scheme provider.
  8. Rent Collection & Reporting Collection of rent due to your client account and forwarding cleared funds to your account less any fees or expenses incurred for the period. Monthly statements are provided. In addition annual or Tax Year Summaries are available to all landlords showing Rental income received, fees paid, expenses paid and net income paid across individual properties and the portfolio. 
  9. Services/Utilities Arranging with service companies (principally electric, gas, water & local authority) for meter readings and advising them of the transfer of service contracts to the tenant at the beginning of each tenancy. 
  10. Property Inspections Regular inspections of the Property are carried out usually on an annual basis or as agreed with the landlord. Jarlands will email an update following the inspection with relevant information. Responsibility for and management of empty property is not normally included and will only be carried out by special arrangement agreed in writing between the Landlord and the Agent.
  11. Maintenance Co-ordination of repair or maintenance including arranging for tradesmen to attend the property and obtaining estimates where necessary, supervising works and settling accounts from rents received. 
  12. Point of Contact Jarlands will act as agent and point of contact for the landlord. Tenants are able to contact Jarlands through the website to report maintenance issues, calling the office or emailing us. Where ever possible issues are dealt with during normal business hours Mon-Friday 9am-5pm. Out of hours call handling & attending to property is charged at £80 + VAT (£96) per hour (subject to a minimum one hour). If necessary contractors charges may apply in addition to our fee. 

Our fully managed service deducted from rent is 15% inclusive of vat (12% + vat). 

Initial set up fee is £300 inc. vat (£250 +vat)
